Filing for Homestead: What Do You Need to Know:

-       The Homestead Exemption is a valuable property tax benefit that can save homeowners up to $50,000 on their taxable value;

-       The Homestead Exemption includes an additional benefit which limits the annual increase of the assessed value to 3% or the Consumer Price Index (CPI), whichever is less. This benefit is called "Save Our Homes Cap (SOH Cap)", and over time may result in savings of thousands of dollars.

-       The annual deadline to file for this benefit and any other property tax exemption is March 1st.

-       Homestead status is determined as of January 1st of each year;

-       When filing an application, you must provide the items listed below:

o   Proof of ownership (Recorded Deed)

o   Florida Driver’s License (or a Florida I.D. Card)

o   For Non-US citizens, you must have the items listed above AND proof of permanent residency, asylum/parolee status, or proof you are the parent of a US-born US citizen minor child who resides with you.

-       Homestead exemption will automatically renew – you don’t need to re-apply next year.

-       Homestead Exemption does not transfer from property to property. If you had this exemption last year on another property and moved, you must file a new application for your new residence. Notify the Property Appraiser to cancel the exemptions on your former home.

-       If the owner fails to notify the Office of the Property Appraiser of any changes in status, the property owner can be back taxed for 10 years of exempted taxes, plus 15% interest per annum and a penalty of 50% of the taxes exempted.
